Kylie Jenner’s longtime Hidden Hills mansion has finally sold. The closing price was $15.3 million — five million under what she first asked for it in March 2026, and the end of a six-month listing that needed two price cuts to find a buyer.

Almost every write-up has framed that gap as a loss. The property records say something more interesting. They also clear up which of her three Los Angeles properties she is actually living in, because two of them are currently for sale.

The $15.3 Million Sale, According to the Records

The Cape Cod estate went on the market in late March 2026 at $20.25 million, a figure most outlets rounded to $20.3 million. About a month later, it came down $2.26 million to $17.99 million. The deal closed on 11 September 2026 at $15.3 million, per property records reported by Hello! and TMZ.

She listed it with Josh, Matt and Heather Altman, the agents from Million Dollar Listing Los Angeles.

Why “$5 Million Loss” Is the Wrong Headline

The five million figure is the distance between the opening ask and the closing price. It is not money that left her pocket.

She paid $12.05 million for the house in September 2016 and sold it for $15.3 million. Against the purchase price, that is a nominal gain of roughly $3.25 million over ten years — about 2.4% a year.

Whether that counts as a good result is a fair question. It is before agent commissions, closing costs, a decade of property tax on a $12 million-plus assessment, and the renovation that stripped out the original interiors. Once you account for inflation and carrying costs, the trade lands close to flat.

It is worth stating plainly, though, because “loses $5 million” and “sells for $3.25 million more than she paid” are two descriptions of the same transaction.

Why It Sat on the Market for Six Months

Three things worked against the listing.

The first is the market it launched into. Buyers above $20 million in Los Angeles have been slower and far more selective, and Hidden Hills in particular has not been short of inventory — Drake’s YOLO Estate and the rest of his Hidden Hills portfolio traded for $23 million, and Lori Loughlin’s farmhouse in the same community also changed hands. A gated enclave that also counts her mother’s $20 million mansion among its addresses is desirable, but it is not scarce.

The second is that she had no reason to hurry. Her custom compound a few streets away was nearly finished by the time the listing went live. A seller who does not need the proceeds negotiates differently, and buyers pick up on it quickly.

The third is the size of the first cut. Dropping $2.26 million a month into a listing tells the market that the opening number was aspirational, and it invites the next offer to come in lower still. It did.

Inside the Cape Cod Estate She Just Sold

What sold is a 2015-built Cape Cod on 1.4 acres with more than 13,200 square feet inside, bought when she was 19. The listing counted eight bedrooms and 10 bathrooms, though some outlets say 11 — the difference is usually whether guest-suite baths are counted separately.

The interior is what carried the price. There is a gourmet kitchen with two oversized islands, a great room that opens through sliding glass walls, a custom theater, a game room with a wet bar, an office with a fireplace, a gym and a massage room.

When Architectural Digest toured the house in 2019, it was still the version most people picture: pink throughout, neon signs, Lucite furniture, an indoor swing, a custom makeup room. She told the magazine she had wanted “a fresh, fun vibe” with “a lot of pink.” She was a teenager designing her first house, and it looked like it.

By the time the photos hit the listing, none of that was left. The renovation replaced the neon with warm neutrals, and the marketing copy described a home “designed for both everyday living and grand-scale entertaining.”

The Holmby Hills Compound Is Also for Sale

This is the property that keeps getting described as her new house. It is neither new nor where she lives.

She bought it in April 2020 for $36.5 million. It is a brutalist spec house completed in 2019 by developer Gala Asher — roughly 15,320 square feet of single-storey living spread across a main house, two guest apartments, a guardhouse and a separate gym building, on a flat lot of just under an acre behind 12-foot gates and concrete walls. Robb Report counts seven bedrooms and nine and a half bathrooms.

It went on the market in December 2025 at $48 million. In July 2026, the asking price came down $9.5 million to $38.5 million — still above what she paid for it.

Where She Is Actually Moving

In spring 2020, she paid $15 million for a five-acre vacant parcel in Hidden Hills and filed plans for an 18,000-square-foot house with a 12-car garage, a guesthouse, a sport court and a security office. It has been under construction ever since.

On 6 September 2026, she posted a walkthrough on YouTube, the first real look anyone has had at it. She calls it her “beautiful dream Italian home,” and the finishes support that: a reclaimed cobblestone driveway, reclaimed wood floors, stone floors, white plaster walls, vintage tile, an old brick fireplace, and an outdoor dining area with a pizza oven and a fountain. A rose garden is planned, and a gym is going into the basement. The Mediterranean landscaping is by Jim Hyatt, who also worked on San Ysidro Ranch in Santa Barbara; the interiors are by Tommy Clements and Waldo Fernandez.

It is also visibly unfinished. In the video, the kitchen is still waiting on cabinetry — “All my wood just arrived, but it’s not the right color,” she says — and the plaster colours in the main living spaces had not been decided.

That is the context for both sales. She is not trading up, and she is not cashing out. She is consolidating into a single house she designed from scratch for herself and her two children with Travis Scott, and the other two properties are what is left over.

What the Aggregator Sites Get Wrong

Two numbers circulate widely that nothing on the record supports.

The first is the “$15 million dream house.” A string of aggregator posts and video thumbnails attach that price to the new compound. It is the price of the empty lot in 2020. It says nothing about the house, which is six years of custom construction on top of that land — a different figure entirely, and one that will not be public unless she sells it.

The second is a “$50 million Holmby Hills house.” She paid $36.5 million, listed at $48 million, and is asking $38.5 million. There is no $50 million anywhere in that sequence.

The same caution applies to the net-worth totals quoted alongside these properties. Robb Report has put her real estate portfolio at around $80 million, and that figure is assembled from documented purchase prices. The personal net-worth numbers are estimates, and they swing by hundreds of millions depending on who is doing the estimating — treat any of them attached to a house story as decoration, not data.

The Bottom Line

The Kylie Jenner house that just changed hands sold for $15.3 million: below asking, above what she paid for it in 2016. The Holmby Hills compound is still available at $38.5 million. The only one she is keeping is the Italian-style estate she has been building since 2020, and it is finished enough that she has started showing it off.

Which makes the loss the least interesting thing about the sale.
