Beyoncé and Jay-Z own four homes that together cost more than $320 million, and they have sold almost nothing along the way. The family’s base is a Bel-Air compound bought in 2017. Their most expensive purchase is a Tadao Ando house in Malibu that set California’s price record in 2023. There is also a century-old house on Georgica Pond in East Hampton, and Jay-Z still has the Tribeca penthouse where the couple married.

Beyoncé’s House in Bel-Air
The family’s main home is in Bel-Air. The Carters closed on it in August 2017 for $88 million, the biggest home sale in Los Angeles County that year, as Billboard reported. They bought it through a trust.
Architect Paul McClean designed it as a compound of six separate structures rather than one large house. Inside are a spa and wellness center, a media room and staff quarters; outside are four pools, a full-size basketball court and entertaining terraces. Edward Enninful, the former editor of British Vogue, has described it as “impressively minimalist, with acres of white walls, gleaming glass and beautiful art.”

In October 2025, HELLO! reported that the couple had bought the house next door for $17 million, with plans to demolish it and extend their lawn. Construction crews were also reported to be working on a new area for the children.
Borrowing Against the House
The Carters financed Bel-Air rather than paying cash, and they have borrowed more against it since. The original mortgage was refinanced with Goldman Sachs in 2021. A second loan followed in April 2025 from Morgan Stanley Private Bank, with the rate fixed for its first ten years, according to The Real Deal. Together the two loans are worth more than the house cost.

The second loan set off a round of “broke billionaire” jokes online. The ordinary explanation, which Yahoo Finance laid out at the time, is that wealthy owners often borrow against property at a fixed rate and keep their cash invested elsewhere. The couple has not said what the money is for.
The $200 Million Malibu House by Tadao Ando
In May 2023 the couple bought an oceanfront house in Malibu for $200 million in cash, the most ever paid for a home in California. It beat the $177 million Marc Andreessen paid for a Malibu estate in 2021. TMZ broke the news, and Fortune reported that the house had first been listed at $295 million, so the Carters paid $95 million less than the original ask.

The architect is Tadao Ando, the Pritzker Prize winner best known for his work in bare concrete. He designed it for William and Maria Bell, art collectors whose family created the soap operas The Young and the Restless and The Bold and the Beautiful. Planning and construction took about 15 years, and the house was finished in 2014.
They Did Not Sell a Malibu House for $50 Million
Some celebrity-home pages say the Carters sold a Malibu estate in 2023 for about $50 million. There is no record of that sale. 2023 is the year they bought in Malibu, and Business Insider still listed the Ando house among their homes in July 2026.
The East Hampton “Pond House”
Also in August 2017, about two months after the twins Rumi and Sir were born, the couple paid $26 million for a waterfront house in East Hampton that had been on the market for eight years. It stands on about two acres with 203 feet of frontage on Georgica Pond, as StreetEasy reported at the time.
The house is about a century old and is attributed to the architect Stanford White. A previous owner rotated the original structure 90 degrees, so the old north-facing, triple-height studio became a 30-foot-high living room looking west over the pond. It has seven bedrooms and seven and a half bathrooms. Before buying, the Carters had rented in nearby Bridgehampton.
The Tribeca Penthouse
The oldest home in the portfolio predates the marriage. Jay-Z bought a seventh-floor penthouse in a converted 1929 Tribeca warehouse in 2004 for $6.85 million. It has about 8,000 square feet inside and 3,000 square feet of terraces, and it is where he and Beyoncé married in April 2008, with about 40 guests.

Business Insider reported in July 2026 that he is believed to still own it. Some pages give this apartment a $26 million price; that is the price of the East Hampton house, not the penthouse.
The New Orleans Church House
In early 2015 the couple bought a converted church in New Orleans’ Garden District. Built in the 1920s as a Presbyterian church and later used as a ballet studio, it had become a 13,300-square-foot home with seven bedrooms, eight bathrooms and three separate apartments of about 1,000 square feet each. It had been listed at $2.6 million; the price they paid was never disclosed, as E! News noted. The property was held by Sugarcane Park LLC, a company linked to Beyoncé’s Parkwood Entertainment and managed by her mother, Tina Knowles.
In July 2021 the building was damaged by a fire that was reported as arson. It was listed later that year at $3.5 million, and the price jumped to $4.45 million within a week, using listing photos from 2015, as The Hollywood Reporter pointed out. Business Insider reported in 2026 that it was later taken off the market.
Where Does Beyoncé Live Now?
Bel-Air remains the family’s main residence, shared with their three children, Blue Ivy and the twins Rumi and Sir. Malibu and East Hampton are their other homes.
In 2026, British press reported that the couple were negotiating for a 58-acre plot in the Cotswolds, near the village of Wigginton, at about £7.5 million, with planning permission for a new house. As of July 2026, Business Insider described it as still in negotiation; no purchase has been confirmed. A long-running rumor that they bought an estate in Scarsdale, New York, was denied by village officials, as Patch reported.
The Bottom Line
Beyoncé’s house history is less about any one mansion than about a pattern. The Carters buy rarely, buy at the very top of the market, and keep what they buy. When they want cash, they borrow against a house instead of selling it. Of the homes they have bought together, the only one they have tried to sell is the New Orleans church, and that listing was pulled.
