Josh Allen House: The Bills QB’s Homes From Orchard Park to Dana Point (2026)

In this article

Josh Allen’s main home is in Orchard Park, New York, where he bought a house on about 15 acres for $659,900 in 2018, soon after the Bills drafted him. His priciest purchase, a $7.2 million midcentury home in Dana Point’s Monarch Bay bought in 2023, is for sale again: he relisted it in September 2026 for just under $8 million.

That price is about $500,000 below the $8.5 million he asked in 2025, when the house sat unsold for months. In all, he has bought four properties for roughly $10.7 million. Below is what each one cost and what the pattern says about how he spends.

Orchard Park: Where the Bills QB Lives in Season

The 2018 rookie purchase

Shortly after Buffalo drafted him seventh overall in 2018, Allen bought a 3,600-square-foot, four-bedroom, five-bathroom house on about 15 acres in Orchard Park, around five minutes from Highmark Stadium. He paid $659,900, a figure that now looks tiny next to his contract.

The 31-acre expansion

In 2021 he bought the 31-acre parcel next door through an LLC for about $500,000, taking his Orchard Park land to roughly 46 acres. Reports since then say he built a custom home on it with a pool, a pool house and a sports court, and earlier coverage of his Orchard Park setup mentioned a par-3 hole, three tee boxes and a swing simulator. The finished home’s size and build cost have never been made public, so online estimates of its value are guesses.

The location choice matches what he said when he signed the 2025 extension, when he told reporters he wanted to finish his career in Buffalo:

“This is home to me, and it’ll never not be home.”Josh Allen, March 2025 press conference

The Dana Point House: Bought in 2023, Now for Sale

In July 2023, Allen paid $7.2 million for a single-level midcentury home in Monarch Bay, a 24-hour guard-gated enclave in Dana Point, Orange County. Built in 1962, it has 2,808 square feet, four bedrooms and three bathrooms on a lot of nearly 12,000 square feet that backs onto the community’s private park. Ownership comes with membership in the Monarch Bay Beach Club, run by the Waldorf Astoria, which can’t be bought separately.

The layout centers on a family room under a vaulted cathedral ceiling, with floor-to-ceiling glass, a quartz kitchen and a primary suite that opens to the backyard. Outside there is a lawn, a patio and a hot tub, with space left for a pool.

He listed it at $8.5 million in summer 2025, weeks after marrying actress Hailee Steinfeld in May. It came off the market around January 2026 and returned in September 2026 at $7.995 million.

Price check: did Dana Point pay off?

Bought (July 2023), about $2,564 per sq ft$7.2M
First ask (2025)$8.5M, 18% above purchase. It didn’t sell.
Current ask (Sept 2026)$7.995M, about $2,847 per sq ft, 11% above purchase
Selling costs at ~5%roughly $400K
Likely gain at full askabout $395K before taxes and renovation spend, or roughly 5.5% over three years

Monarch Bay homes sold between $7.75M and $17.5M in 2026, so the new price puts his house near the bottom of that range. That usually signals a seller who wants a deal done rather than top dollar.

Get the Look: 1960s California Single-Level

  • One tall main room. The vaulted ceiling over the family room is the home’s centerpiece. If you can’t raise a ceiling, paint it lighter than the walls and choose low-profile sofas so the room reads taller.
  • Glass toward the yard. Swapping a standard back door for a wide slider does most of the indoor-outdoor work.
  • Plain surfaces. Quartz counters and flat-front cabinets fit the era better than ornate trim.
  • Hold off on the pool. Lawn, patio and hot tub first. This listing leaves the pool as an option for the next owner.

Before Dana Point: Rancho Mission Viejo

A year earlier, in 2022, Allen reportedly spent $2.3 million on a 3,500-square-foot contemporary home in Rancho Mission Viejo, also in south Orange County, with four bedrooms and five bathrooms.

Our take: two very different buyers

Per acre, Orchard Park~$16,000
Per acre, Dana Point~$26.7M

In Buffalo, Allen paid about $16,000 an acre for his 31 acres. In Dana Point, he paid about $26.7 million an acre for a 0.27-acre lot. The first is a cheap land bet near his workplace in a low-cost market. The second is a premium for location, a beach club and a lifestyle that suited his mid-20s.

The Dana Point sale shows the same split. He tested the market at $8.5M, didn’t get it, and came back about 6% lower. For a player whose total home purchases are around 3% of one contract, that isn’t a money problem. It reads as a life-stage purchase he no longer needs, while Orchard Park is the long-term plan.

One detail in the new listing changes how to read the sale. It includes approved plans from Brandon Architects for a new single-level house Allen had intended to build. Owners rarely pay for design and approvals on a home they expect to leave, so the exit looks like a change of plans after his marriage, not a failed investment. For a buyer, those plans skip the design and approval stage, which is part of what the asking price covers.

What Josh Allen’s House Choices Tell Us

The Josh Allen house that matters most is still the one in Orchard Park. He bought it as a rookie, added land next door instead of moving up to a showpiece estate, and kept his spending on homes small relative to his earnings. California was a chapter, and with Dana Point priced to sell, that chapter is closing.
