Charlie Day’s property record is short, sensible, and, in one detail, extremely on brand. He bought a house in Silver Lake in 2004 for $660,000, held it for a decade, and in December 2013 upgraded to a Los Feliz property for $6.525 million. The purchase was made through an entity called the Poncho Fantastic Trust.
Two houses in twenty years, both in the same corner of eastern Los Angeles, with the first sold to fund the second. That is a considerably more disciplined pattern than most actors on a long-running hit show manage.
This guide covers both properties, what the record establishes, and where he lives now.

Who is Charlie Day?
Charlie Day is an American actor, writer, and producer, born in New York City in 1976 and raised in Middletown, Rhode Island. His father, Thomas Charles Day, was a professor of music at Salve Regina University in Newport.
He is best known as Charlie Kelly on It’s Always Sunny in Philadelphia, which he co-writes and executive produces and which has run since 2005, making it the longest-running live-action American sitcom. His film work includes the Horrible Bosses films and Pacific Rim.
He married the actress Mary Elizabeth Ellis in 2006. She plays The Waitress on the same series, a role that predates their marriage. They have a son.
The timing matters for the property record. It’s Always Sunny began in 2005, a year after he bought the Silver Lake house, and the Los Feliz purchase came in 2013, by which point the show was long established, and he had a film career alongside it.
The Silver Lake starter house
Day bought in Silver Lake in 2004 for $660,000. That is a genuinely modest sum for a Los Angeles house even at the time, and it was bought the year before the show that made him begin.
He held it for around a decade and listed it in 2014, shortly after buying in Los Feliz, at $799,000.
The interesting thing about that listing price is how restrained it is. Silver Lake appreciated enormously between 2004 and 2014, and a $139,000 uplift over ten years is well below what the neighbourhood did as a whole. It reads as a house priced to sell quickly, by someone who had already bought the next one, rather than as an attempt to extract a maximum.
The Los Feliz house
In December 2013 he paid $6.525 million for a property in Los Feliz, the hillside neighbourhood immediately north of Silver Lake.
The house runs about 5,600 square feet with five bedrooms, and the significant figure is the land: three-quarters of an acre, with views across the city. In Los Feliz, where plots are typically narrow and steep, that is a substantial holding and accounts for a good deal of the price.
The purchase was made through a trust named Poncho Fantastic. Buying through a trust is standard practice for people at his level of recognition and is done for privacy rather than for anything else. The name is his own business, and it is a reasonable guess that a man who has spent two decades writing Charlie Kelly did not choose it by accident.
Los Feliz has one of the most consistent concentrations of working actors in Los Angeles, and several are covered elsewhere on this site, including Kristen Stewart and Aubrey Plaza.
Where does Charlie Day live now?
Los Feliz, Los Ángeles.
The evidence is straightforward. He bought the house in December 2013, and no sale, listing, or subsequent purchase has been reported in the years since. He and Mary Elizabeth Ellis have consistently been described as Los Angeles-based, and both work primarily there. It’s Always Sunny in Philadelphia, despite its title, is produced largely in Los Angeles.
What is not documented is what the house is worth now. Los Feliz has appreciated considerably since 2013, but the last real number attached to the property is the $6.525 million he paid, and this article will not estimate beyond it.
He retains family ties to Rhode Island, where he grew up and where his parents taught, but no property of his has been reported there or anywhere else outside Los Angeles.
What the two purchases show
The pattern is unusually straightforward for this genre: buy modestly before the career takes off, hold through the growth, then move up once within the same part of the city and stay there.
There is no portfolio, no flipping, no second home in a resort town and no string of purchases tracking his rising profile. For an actor who has been on television continuously for two decades and has had a parallel film career, one upgrade in twenty years is close to the minimum possible amount of property activity.
