Tom Brady lives on Indian Creek Island, the gated 300-acre enclave north of Miami Beach nicknamed “Billionaire Bunker.” He bought a roughly two-acre waterfront lot there in 2020 for about $17 million, tore down the house that stood on it and built a new compound from scratch. Aerial photos published by the New York Post in February 2026 show the house finished.
Miami is the latest stop in a long property record. Since 2008 Brady has built a chateau in Los Angeles, a mansion in Brookline, Massachusetts, and owned two Manhattan condos, almost all of it with his former wife, Gisele Bündchen. Every one of those homes has since been sold.

Tom Brady House on Indian Creek Island
Brady and Bündchen bought the lot in 2020, while he was still playing for the Tampa Bay Buccaneers. Bloomberg reported that the plans called for a two-story house on the water, with a separate gym and a cabana. They had the existing house on the site demolished. Construction carried on after the couple divorced in 2022, and Bündchen later bought her own home across the water in Surfside.
The finished house, as seen in the New York Post’s February 2026 aerial images, has a modern front of pale stone and glass. Deep overhangs and balconies face Biscayne Bay, and floor-to-ceiling glass runs along the water side. The Post described a double-height living room, several bedroom suites, staff quarters, covered lounges on two levels, a pool and a detached pavilion near the water. A long dock behind the house holds two WaveRunners and a speedboat the paper valued at $6.5 million. The lot backs onto the island’s private golf course.
Some of the money trail is public too. According to December 2025 records cited by the Post, Brady moved the deed into a new trust and took out a $35 million loan to pay for construction. The same papers state the trust’s beneficiary intends to make the house his Florida homestead and permanent residence. The Post put the house at 25,000 square feet. No official plans with that figure have been published.
His neighbors on the island include Jeff Bezos, who has spent more than $230 million on three Indian Creek properties since 2023, as covered in our look at Bezos’s Miami compound.
The $150 Million Question
Many sites now call the Tom Brady House a “$150 million mansion.” That number is not a price anyone paid. In January 2025 Bloomberg reported, citing three people familiar with the matter, that the house had drawn offers valuing it above $150 million. It was never formally listed. It was only shown privately to a small group of buyers, and the talks carried no guarantee of a sale. A sale at that level would have beaten the Miami-area record, the nearly $107 million Ken Griffin paid for a Coconut Grove estate in 2022.
No sale has been reported since. The 2025 homestead filing points the other way: as of the latest reports, Brady still owns the house and treats it as his main residence.
Two numbers that get mixed up
Headlines about a “$17 million Florida mansion” are quoting the 2020 price of the land, not the house. The “$150 million” figure comes from reported private offers in 2025, not a listing price, a sale or an appraisal.
The Brentwood Chateau in Los Angeles
Brady’s first big project was in Brentwood, on the Westside of Los Angeles. The land cost about $11.75 million; most reports date the purchase to 2008, though a few say 2012. The couple then spent several years building a French chateau-style house clad in limestone, designed by architect Richard Landry. It had a cobblestone motor court, a six-car garage, an infinity pool with Pacific views, an outdoor kitchen and a koi-stocked moat crossed by a bridge. Reported sizes run from about 14,000 to just over 18,000 square feet.
The house went on the market at $50 million. In June 2014 Dr. Dre bought it for $40 million, $10 million under the asking price, the Los Angeles Times reported. Brady returned to the neighborhood in 2023, when paparazzi photos showed him overseeing construction of a new, roughly 14,000-square-foot Brentwood house. Neither the price nor the current status of that build has been confirmed.
The Brookline Mansion Near Boston
During his Patriots years the family lived in Brookline, in a 12,112-square-foot, five-bedroom house beside The Country Club. It had a wine room, a yoga studio, a gym and a guesthouse, and Vogue filmed Bündchen’s “73 Questions” video there. Teammate Julian Edelman made his own move west later; see his Los Angeles home.
The house was listed in August 2019 at $39.5 million, then cut to $33.9 million. It was pulled when the pandemic hit, the same spring Brady signed with Tampa Bay, and was later quietly marketed with a new broker. The sale closed on December 24, 2020. The land record named a trustee for a family office as the buyer and gave no price, the Boston Globe reported. Local agents believed the last asking price was $32.5 million, but the real sale price has never been made public.
Two Manhattan Condos
In 2014 the couple paid $11.7 million for a 48th-floor condo at One Madison in the Flatiron District. The interiors were by Peter Marino, and the windows looked out on the Empire State Building and Madison Square Park. They listed it at $17.25 million in 2016, cut the price to $13.95 million and found a buyer in 2018. The final price was not disclosed.
The bigger New York home was a five-bedroom unit on the 12th floor of 70 Vestry, a limestone Robert A.M. Stern tower on the Tribeca waterfront. Property records show they bought it in 2018 for about $25.5 million. They sold it for $36.8 million, 6sqft reported in January 2021, an $11 million-plus gain in under three years.

Where Tom Brady Lived Between Homes
When he joined the Buccaneers in 2020, Brady didn’t buy in Tampa. He rented Derek Jeter’s waterfront house on Davis Islands, a seven-bedroom, nine-bath property with a boat dock that Jeter had finished in 2011. The rent was never made public. Jeter later sold the house while Brady was still a tenant there.
Brady has also been linked to the Yellowstone Club, the private ski community near Big Sky, Montana. He is listed as a member, but reports differ on whether he kept the couple’s house there after the divorce, so its current ownership is unconfirmed.
