David Beckham House: His London, Cotswolds and Miami Homes in 2026

David Beckham does not have one house. He and Victoria Beckham have built a portfolio across two countries, and the interesting part is how deliberate the pattern is: a Grade II-listed mansion in Holland Park as the family’s London base, a converted farmhouse in the Cotswolds for weekends and summers, and, since 2024, a $72.3 million waterfront estate in Miami Beach, bought in the city where he co-owns a football club.

The portfolio has also been actively managed rather than simply accumulated. In February 2026, they sold their Zaha Hadid-designed penthouse in downtown Miami for $24.6 million, having paid about $19.8 million for it in 2020. A decade earlier, they sold the Hertfordshire house the press christened Beckingham Palace for £11.5 million, against the £2.5 million they paid in 1999.

What is less often laid out clearly is that this current three-property structure is actually the result of a much longer buying-and-selling history. Before Holland Park and the Cotswolds, the Beckhams cycled through homes in Cheshire, Dubai, the south of France, Madrid and Beverly Hills, tracking David’s career from Manchester to Spain to America and back.

This guide covers each property, the documented prices, and where he actually lives now.

Who is David Beckham?

Sir David Beckham is an English former footballer, born in London in 1975, who played for Manchester United, Real Madrid, LA Galaxy, AC Milan and Paris Saint-Germain, and captained England. He was knighted by King Charles III at Windsor Castle in November 2025 for services to sport and charity, which also made Victoria Beckham a Lady.

Since retiring, he has been a co-owner of Inter Miami and president of football operations there, the club that signed Lionel Messi in 2023. Victoria Beckham, formerly of the Spice Girls, runs her own fashion label. They have four children.

Two things in that biography explain the property map completely. His career took him to Spain and the United States and then back to Britain, and his post-playing business is in Miami. Every home in the portfolio, current or former, sits somewhere along that route.

Earlier homes: Cheshire to Beverly Hills

Before the current three-property structure, the Beckhams moved through a series of homes that tracked David’s transfers almost exactly, buying and selling as each move happened rather than holding a fixed base.

The first shared purchase was a penthouse at Oakwood House in Alderley Edge, a village outside Manchester popular with Manchester United players, bought in 1998 for a reported $400,000 shortly before their wedding. In 2001, as Victoria was pregnant with their second son, the family moved to a converted 1720s barn on the Heawood Hall Estate in nearby Nether Alderley, reported at around $1.5 million. Both were sold as the family’s centre of gravity shifted south and then abroad; reported figures for the exact sale prices vary by source and are treated here as indicative rather than confirmed.

David’s move to Real Madrid in 2003 brought two overseas purchases. The family bought a villa on Dubai’s Palm Jumeirah that same year, which they later gifted to Victoria’s parents around 2008-2009 rather than selling. They also bought a villa in Bargemon in the south of France in 2003; reporting on whether this property was ever sold is inconsistent, and it should be treated as an unresolved detail rather than a completed transaction. In 2005, two years after signing for Real Madrid, they bought a villa in the exclusive La Moraleja district of Madrid.

Reported figures for both the purchase and the eventual 2015 sale, after Spain’s property crash delayed things for years, vary meaningfully across outlets, with the purchase price alone reported anywhere from around £3 million to $4 million. No single figure here should be treated as settled; what is consistent across reporting is that the sale, whatever its exact price, represented a profit after roughly a decade of ownership.

Best-Documented Purchase in Beverly Hills

The clearest and best-documented purchase in this earlier period is the Beverly Hills mansion. When David joined LA Galaxy in 2007, the couple paid $18.2 million for a roughly 13,000-square-foot Italian-style villa with six bedrooms. They held onto it for eleven years, well past the end of his LA Galaxy contract, and sold it off-market in 2018 for $33 million, a gain of nearly $15 million before costs. Around the same period, reporting also places a Burj Khalifa apartment in Dubai in the portfolio from around 2009, though the price attached to it varies too widely across sources, from roughly $5 million to well over $15 million, to state with any confidence.

Read together, this earlier run of properties is really the same pattern the current portfolio follows, just executed faster: buy where the career is, sell cleanly when it moves on. Holland Park, bought the same year the Beverly Hills sale process was underway, marks the point where that constant movement stopped and a fixed London base took over.

Holland Park: the London base

The Beckhams bought their Holland Park house in 2013, at a price most reporting puts at £31.5 million. Some coverage at the time quoted £40 million, a figure that appears to have included expectations of what they would spend on it rather than the purchase itself; £31.5 million is the figure that has held up.

The house is Grade II listed, meaning it carries statutory protection and any significant alteration requires consent. That did not stop a renovation reported at around £5 million, which took roughly three years. The family moved in around 2016. Widely reported features include an indoor swimming pool, a cinema room, a gym and spa, and a dedicated beauty and nail room, inside a four-storey home commonly reported at around 9,000 square feet with six bedrooms.

Holland Park is among the most expensive residential districts in London, and the appeal for a family in their position is a large detached property with grounds and privacy inside zone one, which is close to unobtainable. It functions as the household’s centre rather than as an investment.

The Cotswolds Farmhouse

In December 2016 Beckham paid £6.15 million for a Grade II-listed converted farmhouse at Great Tew, near Chipping Norton in Oxfordshire, in a part of the Cotswolds that has drawn a long list of media and entertainment buyers. The finished house was formed by combining three separate historic farmhouse structures on the site into one nine-bedroom home.

It has become the property he talks about most warmly. He guest-edited Country Life in October 2025, using the platform to write about that landscape and what it means to the family, which is not something people do about houses they are preparing to sell. He has also documented a more hands-on side of the property himself, posting about a vegetable garden growing sweet corn and strawberries, beehives, and a chicken coop that he tends personally, alongside the more conventional grounds: a manmade swimming pond, wildflower meadows, and a converted soccer pitch.

The property is regularly valued at around £12 million now. That figure is an estimate produced by property commentators, not a sale or a listing, and should be read accordingly.

It has not been entirely frictionless. Planning applications relating to the estate, including proposals for a pond and for external lighting, have drawn objections from neighbours, which is a fairly standard feature of listed-building ownership in a conservation area rather than anything unusual.

The Miami Beach estate

In 2024 the Beckhams bought a waterfront estate in Miami Beach for $72.3 million, a record price for the street it sits on. The house runs around 14,000 square feet with nine bedrooms, and has roughly 124 feet of frontage onto Biscayne Bay with its own dock.

This is by a wide margin the largest single transaction in the portfolio, and it makes sense only in the context of his business. Inter Miami is his club, the team moved into its new Miami stadium in 2026, and his working life now requires him to be in South Florida regularly rather than occasionally.

The same waterfront market has absorbed a series of very large purchases in recent years, including Jeff Bezos’s Miami compound.

The Penthouse they bought and sold

Before the Miami Beach estate, there was a penthouse at One Thousand Museum, the downtown Miami tower designed by Zaha Hadid and one of the few residential buildings she completed. The Beckhams bought it there in 2020 for about $19.8 million, taking roughly 10,000 square feet.

They sold it in an off-market transaction that closed in February 2026, for $24.6 million, a figure some outlets rounded to $25 million. That is a gain of around $4.8 million over six years before costs, which is a solid result rather than a spectacular one, and the timing is straightforward: having bought a house on the water in 2024, they no longer needed a downtown apartment.

Beckingham Palace, the house that started it

The property that made the Beckhams a fixture of British property coverage was Rowneybury House in Sawbridgeworth, Hertfordshire, bought in 1999 for £2.5 million and immediately nicknamed Beckingham Palace by the tabloids.

They spent around £3 million on it, including a maze in the grounds, and sold it in 2014 for £11.5 million. Set against a £2.5 million purchase and £3 million of work, that is a genuine profit across fifteen years, and it was also a clean break: the sale came a year after the Holland Park purchase, as the family’s centre of gravity moved into London.

What the portfolio is worth

Published estimates of the couple’s combined property holdings run to around $130 million. That number is assembled from present-day valuations rather than from recorded prices, and it should be treated as commentary.

The documented purchases are firmer. Holland Park at £31.5 million, the Cotswolds at £6.15 million, Miami Beach at $72.3 million, and the Beverly Hills mansion’s $18.2 million purchase and $33 million sale are all recorded transactions. What has been spent on renovations, and what the two British properties would fetch today, are not.

Where does David Beckham live now?

London, primarily, with substantial time in the Cotswolds and in Miami.

The Holland Park house remains the family’s main residence, and there is no reporting to suggest otherwise. The Cotswolds farmhouse is a weekend and holiday base that he has spoken about publicly as recently as late 2025. Miami has become a genuine third home rather than a business trip, given the 2024 purchase and his role at Inter Miami, and the sale of the downtown penthouse in 2026 was a consolidation into that house rather than a retreat from the city.

What cannot be established, and what nobody outside the family could, is how the year divides between the three. The honest description is a household with a permanent London base, a country house two hours away, and a working home in Florida, rather than a single address. That multi-country pattern is common among British footballers whose careers crossed the Atlantic, though few have kept it up on this scale after retiring, as the comparatively contained portfolio of Marcus Rashford illustrates. What sets the Beckhams apart is less the number of countries and more the fact that today’s three-property structure only exists because so many earlier ones, from Cheshire to Beverly Hills, were sold off cleanly along the way.
