Miley Cyrus lives in Malibu. Her real estate story there is split in two: a $7.9 million Mediterranean villa she bought in late 2022, and the Ramirez Canyon property she lost in the 2018 Woolsey Fire and spent about five years rebuilding. Before and in between, she owned homes in Toluca Lake and Studio City, two properties in Hidden Hills, and a farmhouse in Franklin, Tennessee that she sold for $14.5 million, more than double what she paid.

The Ramirez Canyon Home That Burned in the Woolsey Fire
The Malibu house that meant the most to her came with a backstory. While making the 2007 album Hannah Montana 2: Meet Miley Cyrus, she worked with a producer who lived in Ramirez Canyon, and that house later became hers. TODAY reported in February 2016 that she had paid $2.525 million for a remodeled 1958 bungalow in the canyon: about 1,384 square feet with four bedrooms, on two acres of jungle-like gardens, a short walk from Paradise Cove beach. The listing details included heated stone floors, accordion-style glass doors opening onto the patio, a gazebo hot tub and a kids’ bathroom tiled in a Spider-Man theme.
The Woolsey Fire, which swept through Los Angeles and Ventura counties, destroyed the house in November 2018. She had shared it with Liam Hemsworth and was working in South Africa when it burned, weeks before their wedding. At the time she wrote that the house no longer stood but the memories remained. She later called the loss “the biggest blessing” she had ever had, according to People, and in a 2023 TikTok said the house “had so much magic to it.”
She kept the land. Cyrus told CR Fashion Book in 2025 that she had been rebuilding for about five years, and syndicated reports in September 2025 said she was weeks away from moving back in.
The $7.9 Million Malibu Villa
In November 2022, reports surfaced that she had bought a Mediterranean-style villa near the ocean in Malibu for $7.9 million. Built in 1999 and recently remodeled, the main house measures 6,568 square feet with six bedrooms and six bathrooms on 1.48 acres. According to those reports, the seller had paid $5.8 million in 2018 and rented the house out in the years since.
The Malibu villa at a glance
Inside there are high ceilings, a butler’s pantry, a billiards room and a primary suite with a private balcony. Outside there’s a guest house, a three-car garage with a motor court, a lawn, a pool and a spa. Coverage at the time suggested one room could become a gym or recording studio, which fits a musician who made an early album in her own Malibu home.
Toluca Lake and Studio City
Her first homes were in the San Fernando Valley, bought during her Hannah Montana years. Patch reported in 2011 that she owned a Toluca Lake compound, bought in 2007 for $5.8 million, where her parents, Billy Ray and Tish Cyrus, lived. That August she paid $3.9 million for a single-story, mid-century modern house in nearby Studio City: built in 1952 and expanded a few years later, about 5,173 square feet with five bedrooms and seven bathrooms on 1.15 acres.
Two Homes in Hidden Hills
Hidden Hills, the equestrian enclave in the west San Fernando Valley, was her base twice. In 2015 she paid about $5 million, through a trust, for a 1954 ranch-style house on five acres where she reportedly kept horses, The Real Deal reported. She sold it in 2018 for a similar price. The buyer tore the ranch down and, Grazia reported, sold the bare land in 2020 to Kylie Jenner for $15 million.
After the fire and her split from Hemsworth, she went back. In mid-2020 she bought a 1957 house in the community for $4.95 million in an off-market deal from Steven Baio, brother of actor Scott Baio. Renovated in 2018, it had about 6,000 square feet, six bedrooms and four and a half bathrooms on just over an acre, with a home theater and a pool with a waterfall. About a year later, in summer 2021, she sold it for $7.2 million, HOLA! USA reported, a gain of roughly $2.25 million before costs. The neighborhood is better known for its Kardashian-Jenner estates.
The Franklin, Tennessee Farmhouse
Cyrus was born in Franklin and grew up on her family’s farm outside Nashville, and in 2017 she bought land back in Williamson County. She paid $5.8 million for a 2014 farmhouse in Franklin, about 20 miles south of downtown Nashville: roughly 7,000 square feet with five bedrooms and six bathrooms on 33 heavily wooded acres with no close neighbors. Domino described a wraparound porch, a barn-style living room, a pool and spa, a separate log cabin and a small putting green.
She sold it off-market in 2022 for $14.5 million, according to the Land Report. Filings named the buyer as Matthew Frauenshuh, owner of Fourteen Foods, the largest operator of Dairy Queen franchises in the US. It was the second-highest home sale in the Nashville area that year. Franklin has drawn other stars too, among them Kristin Cavallari.

The “Hannah Montana” Miley Cyrus House Is Not Hers
In 2025, a Cape Cod-style beach house on Broad Beach in Malibu went on the market for $21 million, and headlines called it the “Hannah Montana mansion.” Its facade was used as the exterior of the Stewart family’s home on the Disney Channel show. Cyrus has never been reported as its owner, so any list that counts it among her homes is wrong.
TV house, not her house
The $21 million Broad Beach listing was a filming location for Hannah Montana. It has no recorded link to Cyrus’s own real estate.
Where Does Miley Cyrus Live Now?
As of the latest reports, she lives in Malibu. She bought the villa there in 2022, and in 2025 she said the rebuilt house on the land she lost in 2018 was weeks from completion. That rebuilt home, not the TV exterior, is the Miley Cyrus House with real history behind it. Her former brother-in-law Chris Hemsworth, by contrast, lives mainly in Byron Bay, Australia.
